Welcome to the Windshire Terrace FAQ. We know that apartment hunting in Middletown, CT, comes with a lot of questions, so we've created this guide to make things easier for you. Here, you’ll find answers to common questions about touring, leasing, parking, pet policies, and daily life in our community. Whether you’re exploring our pet-friendly apartments or getting ready to schedule a tour, this page is designed to give you clear, helpful information so you can feel confident about calling Windshire Terrace home.

Tours and Visits

  • We’d be happy to show you around. You can schedule a tour of our Windshire Terrace apartments through our website or give us a quick call, and we’ll help you set up an in-person visit that fits your schedule.

  • To get started, head over to the Availability page on our website. Once you see the apartment you like, select it and click “Apply Now.” If you ever need help along the way, our Leasing team is here for you.

  • You’ll find the full list of required documents in our rental policy on the website

  • Applicants must earn at least three times the monthly rent.

  • We offer several lease term options. Our leasing team can walk you through what’s available and help you choose what works best for your plans.

  • We don’t allow subletting at this time. You can find more information in our Rental Policy if you’d like to read further.

  • Yes, we ask all residents to maintain renter’s liability insurance with a minimum of $300,000 in coverage. Details are available in our rental policy, and we can answer any questions you may have.

Application and Leasing

Move-In and Move-Out Support

  • Yes. There’s a $50 non-refundable tenant screening report fee per applicant, as well as an security deposit equal to one month’s rent, due within 48 hours of approval. More details are available in our Rental Policy.

  • Of course. Our Leasing team can share recommendations for local and national moving services to help make settling in a little easier.

  • You’re welcome to personalize your space. We just ask that the apartment is returned to the condition it was in when you moved in.

  • We understand that life happens. Lease breaks are allowed for a fee. Please speak directly with Management so we can walk you through your options.

  • We expect residents to stay for the full lease term. If you need to move out early, please reach out to Management so we can guide you through the steps.

  • While we would love for you to stay, our Leasing team will be happy to recommend local and national services to assist with your move. Residents must notify Management they are declining the renewal offer so the move-out can be scheduled.

  • Security deposits are usually returned within 21 days after your lease ends. If your deposit return takes longer, please contact Management so we can look into it for you.

Fees and Payments

  • Your security deposit is equal to one month’s rent and is due within 48 hours of approval. Applicants with an insufficient credit score may be approved with an additional deposit.

  • Residents are responsible for establishing electric and gas service in their own name. Water, sewer, and other applicable utility charges are billed separately by the property. A $4.50 monthly utility admin fee will also be charged.

  • Please reach out to your leasing agent to get information on the available Wi-fi providers in the area.

  • Rent can be paid quickly and securely through our Resident Portal.

  • We collect a $450 Amenity Fee at Move In. For full details on any additional fees, please take a look at our Rental Policy on the website.

  • The monthly pest control fee is $5.

  • The monthly trash fee is $15.

Parking

  • Yes! We offer parking in our surface lot. Each household can register one vehicle per licensed lease holder.

  • If you’re planning to host guests, reach out to management so we can guide you on the community policies.

  • We don’t currently offer EV charging stations.

Maintenance and Requests

  • All maintenance requests can be submitted and tracked right through the Resident Portal. It keeps everything simple and organized.

  • Our team works hard to resolve requests as quickly as possible, and we always aim to keep you updated along the way.

  • Windshire Terrace offers a wide range of amenities designed to make everyday living enjoyable.

  • Every apartment comes with its own in-unit washer and dryer, so laundry is always easy and convenient.

  • We do not currently offer bike storage, however we do have an outdoor bike rack.

  • Residents are responsible for procuring their own internet. High-speed internet options are available.

  • For the most accurate information on package delivery, please reach out to our Management team. They are happy to walk you through how everything works.

  • We offer spacious two bedroom apartments, as well as three bedroom town homes designed to fit a variety of lifestyles here in Middletown, CT.   • Yes. You can explore our homes online anytime by visiting our Virtual Tours page.

  • Furnished options may be available depending on current availability. Our Leasing team can let you know what is offered at the moment.

Amenities and Facilities

Pets

  • Yes, we do! We’re a pet-friendly community and welcome both cats and dogs. Each apartment can have up to two pets.

  • There is a $450 non-refundable pet fee per pet, a $45 DNA registration fee (when applicable), and a monthly pet rent of $40 per pet.

  • For everyone’s safety and comfort, certain breeds or mixes with predominant characteristics of these breeds are not permitted. These include Akita, Husky, Great Dane, Cane Corso, German Shepherd, Chow Chow, Doberman Pinscher, Mastiff, Malamute, Presa Canario, Pit Bull, Rottweiler, Boxer, Wolf, Wolf-Dog Hybrid, and similar mixes.

    This policy does not apply to approved support animals under the Fair Housing Act or ADA. Service animals are fully exempt from breed restrictions and fees with valid documentation.

  • We love making life fun for your furry friends! You’ll find a private dog park, lovely landscaped spaces, and convenient local trails perfect for daily walks and playtime.

  • Yes. We love building community and host events throughout the year to bring residents together.

  • Yes. Quiet hours are in place to help everyone enjoy a peaceful living environment. You can find the details in your lease.

  • You can submit any concerns through the Resident Portal. Our team will follow up to help resolve the issue.

  • We are part of the Middletown School District and close to several public and private schools, along with a variety of childcare options.

  • Windshire Terrace is in a beautiful and convenient part of Middletown. We are about 30 minutes from the Connecticut shoreline and less than 15 minutes from Downtown Middletown. Residents enjoy easy access to the Mattabasset Multi-Use Trail and Bike Path, Wadsworth Falls State Park, and the Shops at Cromwell Square. Major highways and nearby train stations also make commuting simple and stress-free.
